A modern single-family home built with an accessory dwelling unit on an 8,162 square foot Los Altos lot. Five bedrooms, four bathrooms, and a main floor organised around long sight lines and glass that pulls the garden into the living space.
A 4,540 square foot residence with six bedrooms and seven bathrooms, plus a separately permitted detached ADU (Los Altos permit BLD22-01182, finalled in 2024). Flat rooflines, deep overhangs and a street elevation built around privacy.
Sixteen Mediterranean-styled three-storey townhomes a short walk from downtown Sunnyvale, each with three bedrooms and two and a half baths. Kitchens were detailed with clean lines and repeatable, timeless finishes so the community reads as one address rather than sixteen.
Most builders our size pick a lane: one-off custom homes, or repeatable multi-family. We run both, in the same year, with the same people.
An accessory dwelling unit is the cheapest way to add real living space, rental income or a place for family on a Peninsula lot, and it is also where builders most often stall out on permitting.
We have taken ADUs through to final: a detached ADU at 771 Jordan Avenue in Los Altos, a 500 square foot junior ADU on Beverly Lane, and an attached ADU delivered as part of the new home at 520 Benvenue Avenue.
We walk the property, listen to what you want and tell you plainly what it takes to get there, including what we would do differently.
